Preparing for the Spring Market

 


The Richmond Real Estate Market has traditionally slowed down at the end of each year due to the holiday’s and picks up earnestly in March or April. Well, just like that, the 30-year conventional mortgage rates went from slightly above 5% down to between 4 1/2% and 4 3/4% from the end of last year and January of this year. Anecdotally the lethargic late 2018 Richmond Metro Housing Market has sprung into high gear in January and February of this year. And the Spring Market has yet to even start! In January the Federal Reserve tipped its hat towards no immediate short term interest rate hikes and with other nation’s economies slowing, we are looking at 30-year conventional mortgage rates staying at or below 5% for at least the first 6 months of this year. February and March are the months to get your home in show ready condition so you can get it sold in March, April, May and June.


 

Here are a few tips to get you started:

 

–Curb appeal is crucial to a good first impression. Appealing landscaping is key. Make sure the flower beds are free of unsightly weeds and the lawn is green.
–Clean the outside of your home. Make sure the siding of any vinyl or wood is clean with no obvious mildew or dirt.
–Make the front door inviting with a new coat of paint.
–Purchase a new welcome mat. 
–Remove clutter from each room.
–Organize closets and drawers and remove at least 1/3 of the clothes in each bedroom closet.
